Release Tracking

Prior to Closing

We prepare the Payoff Cover Letter and a Certificate of Satisfaction or a Partial Certificate of Satisfaction with instructions to the lender. Those documents are emailed to you within 1 to 3 hours of our receipt of your order, assuming all information is included with your order. You simply attach the payoff check and send to lender. We instruct the lender to send either our certificate or their own in-house release document directly to the recording office with their check. We tell them the proper address of the recording office so there is no confusion. 

After Closing

Approximately 60-90 days after closing, we begin the tracking to make sure the release is on record. We check on the release approximately twice a week until it is recorded. If not on record within 90 days, we send a reminder to the lender. If the release does not get recorded within 120 to 150 days from closing, we notify you of that fact so that you might also send some correspondence or notice of your intent to release by affidavit. 

We retain a permanant copy of all Releases.
